Is landlord responsible for AC-caused mold in bedroom?« Back to Previous Page

The wall behind the wardrobe in our master bedroom has patches of black mold that we just discovered while rearranging furniture. We’ve been in this Marina apartment for over a year, but the AC unit in that room has always dripped a little, which I think is the cause. Is this something I need to fix myself, or is the landlord responsible for the remediation?

Under Dubai rental law (Law No. 26 of 2007), landlords are generally responsible for maintaining the structural integrity and essential services of a property. This includes the central air conditioning system. Since the mold is a direct result of a malfunctioning AC unit that has been dripping, the remediation of the mold and the repair of the AC are likely the landlord's responsibility.

You should formally notify your landlord or property management company in writing immediately. Include clear photographs of the mold and the AC drip. The persistent high humidity in Dubai, especially in coastal areas like the Marina, accelerates mold growth from any moisture source. Leaving it can allow it to spread into the wall cavity.

Do not attempt to clean this yourself with bleach, as this can disturb toxic spores and only bleaches the surface without addressing the root moisture problem. A professional assessment is needed to determine the extent of the growth behind the wall and the correct remediation protocol, which involves fixing the AC leak, isolating the area, and removing contaminated materials. For verifiable results, the company you or your landlord hires should provide before-and-after lab testing to confirm the spore count has been returned to a safe level.
