The AC in my bedroom has been leaking a little onto the wall for a couple of months, and now I’m seeing a big patch of black mold spreading behind the wardrobe. I’ve wiped it down with vinegar but it keeps coming back worse, especially with this humidity. As a tenant in a Jumeirah Lakes Towers apartment, am I responsible for fixing the AC leak and the mold removal, or is this something I need to report to the landlord to handle?

Under Dubai rental law (Law No. 26 of 2007), the landlord is typically responsible for the maintenance of the main structure and essential services, which includes the central air conditioning system and any resulting damage from its failure. Since the leak originates from the AC unit, the repair of that leak is the landlord's obligation.

You should report this immediately to your landlord or property management company in writing, including clear photos of the leak's origin point and the resulting mold growth. Continuous moisture from an AC leak creates a perfect environment for mold, especially in JLT's high humidity, and wiping surface mold with vinegar is only a temporary measure for very minor cases; it does not address the root moisture problem or remove established colonies.

For a spreading patch, especially behind furniture, professional remediation is often necessary to prevent it from affecting the wall's integrity and to ensure it is safely removed. The landlord should arrange and cover the cost of both the AC repair and the mold remediation, as it is damage caused by a structural issue. As a tenant, your responsibility is to report the issue promptly to mitigate further damage. Keep a record of all communications.
