Our AC unit in the bedroom has been leaking a little for a while, and now we’ve discovered a patch of black, fuzzy mold spreading on the wall behind the wardrobe. It’s been getting worse since the humidity spiked a few weeks ago. We’re renting in Jumeirah Village Circle and I’m worried about our health. Is the landlord legally responsible for the mold remediation and fixing the AC, or is this on me as the tenant?

Based on Dubai's rental law, specifically Law No. 26 of 2007, the landlord is generally responsible for the maintenance of the property's core structure and major installed systems, which includes the central air conditioning unit and the building envelope. An AC leak is considered a maintenance issue of a key facility provided with the property, making the landlord legally obligated to repair it. However, the tenant has a responsibility to report issues in a timely manner. Since you have identified the leak and the subsequent mold, you must formally notify the landlord or property management company in writing immediately.
