Is landlord responsible for AC leak and mold treatment?« Back to Previous Page

The AC in my bedroom has been leaking a little and now there's a patch of black mold spreading on the wall behind the wardrobe. I've wiped it down but it just comes back, and the dampness from the unit seems to be the root cause. We’ve been in this apartment in Jumeirah for about a year and our next maintenance request is due. Is getting the AC fixed and the mold properly treated the landlord's responsibility, or is this on me to handle?

Under Dubai rental law, the landlord is typically responsible for maintaining the structural integrity of the property and its core systems, which includes fixing the AC unit and its drainage to stop the leak. The recurring mold is a direct result of that moisture issue.
You should formally notify your landlord or property management company in writing about the AC leak and resulting mold, referencing your upcoming maintenance request. Include clear photographs as evidence. The landlord's obligation is to repair the AC to stop the water intrusion. For the mold itself, treatment is often a shared responsibility; the landlord fixes the cause, while the tenant may be responsible for the surface cleaning after the leak is resolved. However, since the mold is extensive and recurring, and located behind furniture where it may have spread unseen, a professional inspection is strongly advised to assess the full extent. In Dubai's high humidity, mold can penetrate porous materials like drywall and plaster quickly. Simply wiping it is insufficient if the material remains damp. Once the AC is repaired, the affected wall area will likely need proper antimicrobial treatment and may require drying equipment to prevent regrowth. For a case like this, documenting the issue and the resolution is important for your tenancy records. |
