Is landlord responsible for AC leak mold affecting my child?« Back to Previous Page

The AC in our master bedroom has been leaking a bit for a couple of months, but now I’ve spotted this black, fuzzy patch spreading on the wall behind the wardrobe. My two-year-old has had a runny nose for weeks and I'm starting to really worry. Is the landlord legally required to handle this and the repair, or is the mold cleanup my responsibility as the tenant?

Under Dubai's rental law (Law No. 26 of 2007), the landlord is generally responsible for repairs to the main structure of the property, including the central air conditioning system and any resulting water damage. An AC unit leak that has led to structural mold growth on a wall is typically their obligation to fix.

The persistent leak and visible black growth, coupled with your child's health symptoms, make this a serious issue that requires immediate action. Document everything with clear photos and dates, and formally notify your landlord or property management company in writing. They should arrange for both the AC repair and a professional mold assessment. In Dubai's humid climate, simply wiping the spot is insufficient; the wall cavity likely has hidden moisture and colonization that needs proper remediation to prevent recurrence.

If the landlord is unresponsive, you can file a complaint with the Rental Dispute Center (RDC) in Dubai. For health safety, consider temporarily relocating your child from the room until the mold is professionally addressed. A certified inspector can identify the mold type and the full extent of the problem, which is crucial for effective cleanup and peace of mind.
