Is landlord responsible for bathroom mold cleanup and ventilation?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for two years and just noticed a patch of black mold growing behind the toilet where the wall meets the floor. It's been really humid lately and the bathroom ventilation isn't great. Is this something I need to fix myself, or is my landlord responsible for the cleanup and fixing the ventilation?

Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the structural integrity of the property and its core systems, which includes ventilation. The appearance of mold behind a toilet, especially in a high-humidity climate like Dubai's, often indicates a underlying issue like a hidden plumbing leak or inadequate ventilation that allows condensation to accumulate.

Your first step should be to formally notify your landlord or property management company in writing, with clear photos of the mold and the location. They are typically obligated to investigate and repair the source of the moisture, as this is a maintenance issue affecting the building's structure. The cleanup of the mold itself may fall to them if the cause is their responsibility to fix.

However, if the mold growth is very minor and strictly due to lifestyle factors like not using the bathroom fan during showers, the cleanup might be considered tenant maintenance. Given its location behind the toilet, a common spot for concealed leaks, a professional inspection is prudent to rule out a seepage issue. For cleanup, a solution of white vinegar or a dedicated mold remover can address surface growth on non-porous tiles, but if it has penetrated grout or drywall, replacement is often necessary.

Ultimately, securing their commitment to fix the ventilation is crucial; without that, the mold will likely return quickly regardless of who cleans it. If they are unresponsive, you can file a complaint with the Rental Dispute Settlement Center in Dubai.
