We've lived in our Jumeirah Village Circle apartment for two years and just noticed a bunch of black mold spots growing along the ceiling and in the corners of our master bathroom. It's been super humid lately and the bathroom ventilation fan seems weak. Am I responsible for cleaning this myself, or is the landlord supposed to handle mold remediation since it might be a ventilation issue?

Under Dubai's rental law (Law No. 26 of 2007), the landlord is responsible for maintaining the structural integrity of the property and its core systems, which includes the ventilation system. If the mold growth is a direct result of a faulty or inadequate exhaust fan, the remediation responsibility likely falls to them.
However, you are responsible for general upkeep and routine cleaning to prevent issues caused by daily use. The persistent high humidity here, especially during summer, accelerates mold growth in any poorly ventilated space. A weak fan that fails to remove moist air creates the perfect environment for it. First, formally notify your landlord or property manager in writing about the mold and the suspected ventilation issue. Request that they assess and repair the fan. For minor surface mold, a solution of white vinegar or a dedicated mold remover can be effective for cleaning, but this is only a temporary fix if the underlying moisture problem isn't resolved. If the growth is extensive, covers more than a few square feet, or has a musty odor, a professional inspection is recommended to identify the species and source. In cases where the landlord is unresponsive, you may need to escalate through the Dubai Land Department's Rental Dispute Center. The key is proving the root cause is the inadequate ventilation system, not tenant neglect. |
