Is landlord responsible for bedroom cieling mold near AC?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for two years and just noticed a patch of black mold spreading from the corner of our bedroom ceiling, right near the AC vent. It's gotten significantly worse since the humidity kicked in last month. Is this something I need to fix myself, or is the landlord responsible for handling mold remediation?

In Dubai, landlords are generally responsible for maintaining the property's structure and essential systems, which includes addressing leaks and water ingress that lead to mold. Since the mold is spreading from the ceiling near an AC vent—a common source of condensation issues in our humid climate—this is likely a building envelope or AC drainage problem, not caused by tenant behavior.

You should formally notify your landlord or property management company in writing immediately, including clear photos showing the extent and its proximity to the AC unit. Under typical tenancy contracts, they are obligated to investigate and fix the source of the moisture, which is the critical first step. Simply cleaning the visible mold without addressing the underlying cause (like a clogged condensate drain or inadequate insulation) will result in it returning quickly.

For a case that is spreading significantly, a professional inspection is advised to identify the exact moisture source and assess any hidden damage. Remediation often involves fixing the AC condensation line, treating the affected area with antimicrobial solutions, and possibly replacing contaminated building materials. The landlord should arrange and cover the cost of this repair. If they are unresponsive, you can escalate the matter to the Dubai Land Department or the Rental Dispute Center (RDC), as a habitability issue like this is often ruled in the tenant's favor.
