We've lived in our Jumeirah Village Circle apartment for two years and just noticed a patch of black mold spreading along the corner of our bedroom wall, behind the wardrobe. It definitely wasn't there during last year's inspection. The AC unit in that room has also been dripping more than usual lately. Is this something I need to fix myself, or is my landlord responsible for the mold remediation and finding the source of the moisture?

Under Dubai rental law (Law No. 26 of 2007), your landlord is responsible for maintaining the property's structure and its major systems, including the AC and its condensate drainage. The recurring AC leak is almost certainly the source of the moisture causing the mold growth behind your wardrobe, which places the responsibility for the repair and resulting mold remediation on them.
You should formally notify your landlord in writing about both the AC malfunction and the mold growth immediately. For your records, take clear, dated photos of the mold patch and the AC drip. The landlord must arrange for a qualified technician to fix the AC leak at its source. Simply cleaning the visible mold without fixing the moisture problem will result in it returning quickly, especially in Dubai's humid climate where condensation issues are common. For the mold remediation itself, the approach depends on the extent. A small, surface-level patch might be cleaned with appropriate solutions, but any mold growing into porous materials like drywall or behind skirting boards typically requires professional removal to prevent spores from spreading. Given its location behind furniture and its spread over time, a professional inspection is advisable to assess the full scope. While the landlord covers the cost of repairs and remediation for this structural issue, ensure any company they hire provides verifiable proof that the moisture source was fixed and that post-remediation testing confirms the mold has been properly addressed. |
