The wall behind my wardrobe in the bedroom has started getting these black spots, and it’s been spreading since the weather got more humid a few weeks ago. We’ve lived in this Jumeirah Village Circle apartment for over a year with no issues until now. I’ve tried wiping it down but it just comes back. Is this something I need to fix myself, or is my landlord responsible for getting this professionally treated?

Under Dubai rental law (Law No. 26 of 2007), the landlord is generally responsible for the structural integrity of the property. This includes fixing issues like water leaks from pipes or external walls that lead to dampness and mold. Since this mold appeared on an interior wall behind furniture during a period of high humidity, the first step is identifying the moisture source.

The location behind a wardrobe is a classic sign of condensation. In JVC's humid climate, this happens when warm, moist air meets a cooler wall surface, especially if the wardrobe restricts airflow and the AC isn't keeping that area adequately dry. If the wall is an exterior wall, it could also point to insufficient insulation, which is a structural issue for the landlord to address.

You must formally notify your landlord in writing about the problem. They are obligated to investigate and fix the root cause if it's a structural or maintenance defect. However, if the cause is determined to be tenant-related—like a lack of ventilation or AC use—you may be responsible for the remediation cost.

Wiping it away is a temporary fix; the mold will return until the moisture problem is solved. For a recurring issue like this, a professional inspection is recommended to diagnose the exact source. They can determine if it's simple condensation or a hidden leak. A company with a microbiology lab can also identify the mold type, which is important for assessing health risks and planning the correct remediation method.
