Is landlord responsible for bedroom wall mold in rental?« Back to Previous Page

The wall behind our wardrobe in the bedroom has started to get these black spots, and it's been getting worse since the humidity kicked in last month. We're renting a one-bedroom in Jumeirah Village Circle and I'm worried it's spreading. I've been wiping it down with vinegar but it just comes back. Does this kind of repair fall on me as the tenant, or is the landlord responsible for fixing the root cause?

Under Dubai rental law, the landlord is typically responsible for repairs to the structural integrity of the property, which includes fixing the root cause of moisture intrusion like a leaking pipe or faulty external waterproofing. The tenant is generally responsible for maintaining cleanliness and reporting issues promptly.

Your situation in JVC is very common due to the high humidity. The black spots returning after vinegar treatment strongly indicate an ongoing moisture source, such as condensation from an AC unit or a hidden leak in the wall. Vinegar only addresses surface mould, not the spores or the moisture feeding it.

First, formally notify your landlord or property management company in writing about the issue, including photos showing its progression. This creates a record of your prompt reporting. They should arrange for a professional inspection to diagnose the source. If the cause is a construction defect or leak, they are obligated to fix it. For cases of widespread contamination, a certified mould remediation company should handle the removal safely.

In parallel, improve ventilation in the bedroom. Ensure your AC is functioning correctly and set to a consistent temperature to reduce humidity indoors. Keep the wardrobe slightly away from the wall to allow air circulation. These steps can help manage the environment while you await the landlord's response.
