Is landlord responsible for black mold from AC?« Back to Previous Page

We've lived in our Jumeirah Village apartment for two years and just noticed a patch of black mold spreading from the corner of the bedroom ceiling, right where the AC unit is. It's gotten much worse since the humidity spiked last month. As a tenant, am I responsible for the cleaning and repairs, or is this something the landlord needs to handle?

Under Dubai rental law (Law No. 26 of 2007), the landlord is generally responsible for the maintenance of the building's structure and essential services, which includes the central AC system and the building envelope. Since the mold originates from the AC unit and the ceiling, this is typically a structural issue the landlord must address.

The high humidity here causes significant condensation within AC units, and if the drain line is clogged or the insulation is failing, moisture leaks into walls and ceilings, creating perfect conditions for mold. You should formally notify your landlord or property management company immediately, with clear photos showing the progression. They are obligated to investigate and repair the source of the moisture, not just clean the visible mold.

For a patch that is actively spreading, a professional inspection is advised to identify the exact moisture source and extent. While you wait for a response, keep the area well-ventilated and avoid disturbing the mold, as this can release spores. The remediation process itself, once the leak is fixed, may be your landlord's responsibility, but check your tenancy contract for any specific clauses related to AC maintenance.
