Is landlord responsible for black mold from possible leak?« Back to Previous Page

We've lived here for 2 years and just noticed a spreading patch of black mold in the corner of our master bedroom closet, which is on the same wall as the bathroom. The musty smell is getting stronger, especially when the AC kicks on. I’m worried it’s from a hidden leak in the plumbing. Are we responsible for fixing this ourselves, or is this something the landlord in Dubai has to handle?

Black mold from a suspected leak is typically the landlord's responsibility to fix under Dubai rental law. The landlord is obligated to maintain the property's structure and ensure it is habitable, which includes addressing water leaks and the resultant damage.

Start by formally notifying your landlord or building management in writing about the issue, including photos of the mold and a description of the musty smell. They are generally responsible for investigating and repairing the source of the leak, which is likely hidden plumbing or a sealing failure. The high humidity and constant AC use here can cause condensation that exacerbates mold growth from even a minor leak.

You are responsible for maintaining cleanliness and ensuring proper ventilation, but structural issues causing mold fall to the owner. For a definitive cause, a professional inspection with moisture mapping can pinpoint the leak's origin—this evidence is crucial if the landlord disputes responsibility. A microbiology lab test can also confirm the mold type, which is important for health concerns but doesn't change the repair obligation. If the landlord is unresponsive, you can file a complaint with the Rental Dispute Settlement Center in Dubai.
