Is landlord responsible for black mold on outside wall?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, which is on an outside wall. The smell is really strong when we open the closet door, and it seems to have gotten worse since the heavy humidity last month. Our tenancy contract is a bit vague on this. Are we responsible for cleaning this ourselves, or is this something the landlord has to handle and fix the cause of?

In Dubai, the landlord is typically responsible for addressing structural issues that cause mold, like leaks or inadequate insulation in an outside wall. You are generally responsible for routine cleaning and ventilation. Since this is a structural corner with a strong odor worsened by humidity, the underlying moisture source is likely the landlord's duty to fix.
Check your contract for clauses about "maintenance" and "structural repairs." For persistent mold linked to a building issue, formally notify the landlord in writing with photos, citing the need to rectify the moisture source to protect the property. They should arrange and pay for the repair of the leak or insulation fault. For the mold removal itself, DIY cleaning with a vinegar or bleach solution is only for small, surface-level patches. Given the strong smell and recurrence in our humid climate, this indicates a deeper problem. The mold must be properly remediated after the leak is fixed to prevent regrowth and health impacts from spores. A professional inspection can identify the exact moisture source and extent. |
