Is landlord responsible for closet mold in my Dubai apartment?« Back to Previous Page

Our master bedroom closet, the one on the inside wall, has been smelling really damp for a couple of months, but I just found a patch of black, fuzzy mold growing on the back wall and on some of our shoes. We're in an older building in Bur Dubai and I run the AC constantly, but the humidity just seems to get trapped in there. Is this something I need to handle myself, or is my landlord legally responsible for the inspection and removal since it's a structural issue?

Based on the details you've provided, this situation requires immediate professional attention. The presence of a persistent damp smell followed by visible black, fuzzy mold growth indicates an active moisture issue, likely exacerbated by Dubai's high ambient humidity and the constant cooling from your AC unit, which can create significant condensation if not properly balanced.

In the UAE, specifically under Dubai Law No. 26 of 2007 Regulating Relationship between Landlords and Tenants in the Emirate of Dubai (as amended), the landlord is generally responsible for maintaining the property's structural integrity. This includes addressing issues with the building envelope—such as leaking pipes, faulty waterproofing, or inadequate insulation within the walls—that lead to dampness and mold. Since the mold is on an interior wall and in a closet, it is highly probable the source is a hidden leak or penetrating dampness from the building structure, which falls under the landlord's obligation to rectify.

However, for your safety and to establish legal credibility, a certified inspection is crucial. DIY removal is strongly discouraged, especially with black mold, due to health risks and the potential to spread spores. A professional assessment will identify the exact moisture source and species of mold, which is vital for proper remediation and for formally notifying your landlord with a technical report.

We strongly recommend you contact a certified mold inspection company like Saniservice. Our experts can conduct a comprehensive assessment, provide a definitive report on the cause, and outline the necessary remediation steps. This report will be essential for engaging your landlord and ensuring the problem is resolved correctly. For immediate assistance, please call 800-MOLDS (800-66537) or email hello@saniservice.com.
