We've lived in our Jumeirah apartment for 2 years and just noticed a big patch of black mold in the corner of the master bedroom closet where we store our suitcases. It definitely wasn't there during the last inspection. The dehumidifier runs constantly but the wall always feels a bit damp. Is this something I need to fix myself, or is the landlord responsible for addressing the moisture in the walls?

Under Dubai rental law (Law No. 26 of 2007), landlords are generally responsible for maintaining the structural integrity of the property. Your first step is to formally notify your landlord or property management company in writing about the issue, including clear photos of the mold and the damp wall. They are obligated to investigate and rectify the source of the moisture. The constant dampness you feel, despite running a dehumidifier, strongly indicates a persistent leak or seepage that requires professional diagnosis.

However, the responsibility for cleaning the surface mold from your personal belongings (like the suitcases) and the interior surfaces of the closet may fall to you as the tenant, once the moisture source is permanently fixed. Do not attempt to remove the mold yourself until the leak is repaired, as it will simply return.

For a documented case to present to your landlord, a professional inspection can identify the exact moisture source and type of mold.
