Is landlord responsible for mold behind wardrobe in JVC?« Back to Previous Page

The wall behind my wardrobe in the bedroom has a bunch of black spots that have gotten bigger since the weather got more humid. I’m in a rented apartment in Jumeirah Village Circle and I’ve wiped it down with vinegar, but it just comes back. Is this something I should fix myself, or is my landlord responsible for handling the proper removal?

That black spot recurrence after cleaning is a classic sign of a moisture source behind the wall, likely from condensation or a minor leak. JVC's high humidity levels, especially during summer, can cause condensation on cooler exterior walls, and placing a wardrobe against it traps the damp air, creating a perfect environment for mold.

In Dubai, your landlord is generally responsible for fixing the underlying cause of the mold, as it pertains to the building's structure and integrity. This includes investigating and repairing issues like leaking pipes, faulty external waterproofing, or inadequate insulation that leads to condensation. They are obligated to provide a habitable property.

Your responsibility as a tenant typically covers surface-level cleaning and ensuring adequate ventilation to prevent the issue, which you've attempted. Since the mold has returned despite your efforts, the persistent problem indicates a structural or maintenance issue that falls to the landlord.

You should formally notify your landlord in writing (email is best), include clear photos of the mold, and mention your attempts to clean it. Request that they investigate and repair the source of the moisture. For a case like this, a professional inspection is advised to correctly identify the hidden moisture source; without addressing that, any cleaning is temporary. Proper remediation involves isolating the area, removing affected materials if necessary, and applying antimicrobial treatments after the leak is fixed.
