Is landlord responsible for mold in humid villa bedroom?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a patch of black, fuzzy mold spreading along the wall behind our wardrobe in the master bedroom. It’s been incredibly humid lately and the room never gets much sunlight. Are we responsible for cleaning and repairing this, or is this something the landlord needs to handle?

In Dubai's rental properties, responsibility for mold remediation depends on the cause. If the black mold is a direct result of a structural issue—like a leaking pipe in the wall, faulty external waterproofing, or a broken AC unit causing excess condensation—then the landlord is typically responsible for the repairs and remediation under Dubai's rental laws. However, if the issue is primarily due to tenant lifestyle factors, such as inadequate ventilation, not using the AC to control humidity, or blocking airflow with furniture, the tenant may be liable for the cleaning costs.

Given the location behind a wardrobe in a humid, low-sunlight room, the cause is likely poor air circulation and high ambient humidity, which is extremely common here. Your first step is to notify the landlord in writing with clear photos, as they should be made aware of any potential property damage. For a patch that is actively spreading, a professional inspection is wise to rule out a hidden leak and identify the mold species, as some types common in humid climates require specific containment procedures.

To prevent recurrence, improve airflow by moving furniture away from walls, ensure your AC is serviced and draining properly, and consider using a dehumidifier. For extensive growth (over 10 square feet), professional remediation is strongly recommended to safely remove it and treat the area, as improper cleaning can disperse harmful spores. The landlord is often more willing to cover costs when presented with a professional report linking the issue to a building-related cause.
