Is landlord responsible for mold removal in Dubai rental?« Back to Previous Page

We've lived here for 2 years and just noticed a huge patch of black mold behind the wardrobe in our master bedroom in Jumeirah Village Circle. It's been incredibly humid lately and I'm worried it's been growing there for a while. Is the landlord responsible for the mold removal and any repairs, or is this on us as tenants to fix?

Based on UAE rental law, specifically Law No. (26) of 2007, the landlord is generally responsible for the maintenance of the property's structure and for fixing issues that are not caused by the tenant's misuse or negligence. In a high-humidity climate like Dubai's, where condensation and year-round AC operation are major factors, the root cause is critical.

The presence of a large patch of mold behind a fixed fixture like a wardrobe strongly suggests a systemic issue, such as inadequate ventilation, a hidden plumbing leak, or compromised building envelope integrity—all of which fall under the landlord's responsibility to rectify. The recent extreme humidity exacerbates these underlying problems but is not the sole cause. However, if the mold growth was a direct result of tenant behavior, such as completely blocking ventilation or failing to use the AC, the liability could shift.

For a case of this magnitude in JVC, a professional inspection is non-negotiable. A certified mold assessor can determine the exact species, the extent of contamination (including inside wall cavities), and the precise moisture source. This technical report is essential evidence for formally notifying your landlord of their obligation to conduct proper remediation and repairs, which must address the source of moisture to prevent recurrence.

Do not attempt to remove significant mold yourself, as improper handling can aerosolize toxins and spread the contamination. For a definitive assessment and to discuss your specific situation with our certified experts, please call Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com. We can provide the necessary documentation to present to your landlord and execute a complete, safe remediation if the responsibility is deemed theirs.
