Is landlord responsible for moldy closet and damaged clothes?« Back to Previous Page

Our master bedroom closet in our Jumeirah Village apartment has had a damp smell for a couple of months, and I just pulled out a stack of winter clothes to find several sweaters with black speckles all over them. We run the AC constantly, but the wall behind the closet feels a bit cold and the air just feels wet in there. As a tenant, am I responsible for cleaning and replacing my damaged belongings, or is the landlord obligated to fix the source of the moisture and handle the mold remediation?

This is a very common and serious issue we see in Dubai properties, especially in areas like Jumeirah Village. The constant AC use creates a massive temperature differential with the humid outdoor air, and if there's any breach in the vapor barrier or insufficient insulation, condensation forms inside the walls – which is likely your cold, damp closet wall.

Regarding responsibility: Under UAE tenancy law, the landlord is unequivocally responsible for maintaining the structural integrity of the property. This includes addressing the source of the moisture intrusion, which is a building envelope failure. They are obligated to fix the leak, repair the insulation, and conduct proper mold remediation to prevent it from recurring. The damaged wall and any associated repairs are their financial responsibility.

Your responsibility as a tenant typically covers the contents within the property. Unfortunately, the cost of cleaning or replacing your damaged clothing would fall to you, unless you can prove the landlord was aware of the pre-existing moisture issue and failed to act in a timely manner.

Crucially, do NOT attempt a DIY clean-up. Disturbing the mold can aerosolize spores throughout your apartment. What you see on the clothes is just the surface; the hidden growth inside the wall cavity is the real health hazard and requires professional assessment and containment.

You need a certified mold inspection to identify the exact moisture source and extent of contamination. This report will be vital evidence for your landlord. Call us at 800-MOLDS (800-66537) for a thorough assessment. We can provide the documentation you need to formally request repairs from your property owner.
