We've lived in our Jumeirah Village Circle apartment for two years and just noticed black mold spreading along the grout in the shower. The bathroom doesn't have a window and the extractor fan seems weak. With this humidity, it’s getting worse by the week. Am I responsible for cleaning this myself, or is my landlord required to fix the ventilation to prevent it from coming back?

In the UAE, specifically Dubai, the responsibility for mold remediation due to poor ventilation is typically governed by the rental contract and Law No. 26 of 2007, known as the Dubai Rental Law. Generally, structural issues and maintenance of core building systems like ventilation fall under the landlord's responsibility. A weak or non-functional extractor fan in a windowless bathroom is a clear ventilation deficiency, making the landlord liable for the repair to prevent recurring mold.

However, surface cleaning of the visible mold on the grout is often considered the tenant's responsibility for general upkeep. The critical issue is that without addressing the root cause—the inadequate ventilation—the mold will persistently return. The extreme humidity and constant use of air conditioning in Dubai create immense condensation, providing the perfect environment for mold growth if moist air is not properly exhausted.

We strongly advise against DIY cleaning for anything beyond a very small, superficial spot. Disturbing mold can release harmful spores into the air.
