Is landlord responsible for shower mold in rental apartment?« Back to Previous Page

Our bathroom in our Jumeirah Village Circle apartment has had this persistent damp, musty smell since the humidity really kicked in a couple of months ago. I finally pulled back the silicone sealant around the shower and found a ton of black mold growing underneath it. We’ve been renting this place for about a year now and it’s the first time we’ve seen this. Is the landlord responsible for getting this professionally cleaned, or is treating mold considered regular maintenance that falls on us as tenants?

Under Dubai rental law, the landlord is generally responsible for addressing structural and maintenance issues that affect the habitability of the property. Since the mold growth is concealed behind the silicone sealant—a fixture of the bathroom—it is typically considered a maintenance issue related to the building's integrity and falls under the landlord's obligation. The persistent damp smell strongly suggests a hidden moisture problem that may extend beyond surface cleaning.

The extreme humidity in Dubai, especially in bathrooms with insufficient ventilation, creates a perfect environment for this type of hidden mold. Simply wiping visible spots won't solve the underlying issue if moisture is trapped within the wall or under the tiles.

Your first step is to formally notify the landlord or property management company in writing, with photos of the mold under the sealant. They should arrange for a professional assessment. A proper remediation involves removing the contaminated sealant, identifying and fixing the moisture source (like a small leak or inadequate waterproofing), thoroughly cleaning the area with antimicrobial solutions, and applying new, high-quality sealant.

For your health and to verify the extent, consider an independent indoor environmental assessment. This provides a scientific report on the mold species and spore levels, which can be useful documentation for your landlord and ensures the problem is fully resolved.
