Is landlord responsible for wardrobe mold from humidity?« Back to Previous Page

Our bedroom wardrobe, which is on the wall facing Deira, has started growing black mold in the corners. It’s gotten much worse since the heavy humidity last month, and my clothes are starting to smell. Our tenancy contract is a bit unclear about maintenance. Are we, as tenants, supposed to handle the cleaning ourselves, or is the landlord responsible for fixing something like this?

The responsibility for fixing this depends on the root cause. In Dubai, landlords are generally responsible for addressing structural or maintenance issues that cause dampness, such as leaking pipes, faulty waterproofing in external walls, or inadequate insulation—especially on exterior walls facing high humidity like Deira's. Tenants are typically responsible for issues stemming from their lifestyle, like poor ventilation or failure to use AC to control humidity.

Since the mold is concentrated on an exterior wall and worsened after high humidity, it strongly suggests an underlying structural moisture problem. Your first step is to notify the landlord or property management company in writing immediately, with clear photos. They have a legal obligation to investigate and rectify the source of the water intrusion. Do not attempt a superficial clean yourself, as it will return without fixing the moisture source.

For a problem like this, a professional inspection is crucial to identify the exact cause, whether it's condensation due to a thermal bridge in the wall or a hidden leak. This documented assessment from a certified provider is your strongest evidence for the landlord. While you wait for a response, improve air circulation around the wardrobe, ensure your AC is running consistently to manage indoor humidity, and consider using a dehumidifier.
