Is mold around AC vent urgent for landlord?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making a funny damp smell for the last couple of weeks, and I just noticed some black spots starting to form around the vent in the master bedroom. With how humid it's been lately, I'm worried it's spreading quickly. How urgent is it that I get a professional to deal with this mold, and is it something I need to call my landlord about immediately?

Yes, this is urgent and you should notify your landlord immediately. The damp smell and visible black spots confirm active microbial growth, which is common in Dubai's climate due to high humidity and constant AC use creating condensation. This is a health and maintenance issue they are responsible for addressing.

Under typical Dubai rental contracts, the landlord is responsible for the maintenance of the AC system, including any ductwork and vents. Send them clear photos of the mold and a written description of the smell. This creates a formal record of the issue. They should arrange for a professional inspection to assess the extent of the growth within the unit and the ductwork, which you cannot see.

Do not attempt to clean it yourself with bleach or other household cleaners. This can disturb the spores, potentially spreading them further, and will not address the root moisture problem inside the unit. A proper remediation involves identifying and correcting the moisture source—often a clogged drain line or poor insulation—before cleaning and treating the affected areas.

Until it is resolved, you can help reduce your exposure by minimizing the use of that specific AC unit and ensuring good ventilation in the room. The speed at which mold can spread depends on the conditions, but with the current humidity, it should be considered a priority to prevent it from affecting a larger area or impacting your health with increased allergy or respiratory symptoms.
