Is mold behind my wardrobe the landlord's responsibility?« Back to Previous Page

My kids have been coughing at night and I’m worried the issue is behind our bedroom’s built-in wardrobe. There’s a persistent damp smell in that corner, and I just noticed some black speckling on the wall where it meets the floor. We’ve been in this Jumeirah Village Circle apartment for almost a year, but this just started a couple of months ago. Is getting this inspected and fixed the landlord's responsibility, or is it on me?

Based on your description, it is highly probable that you are dealing with hidden mold growth, a common issue in Dubai's climate, especially in areas with restricted airflow like behind large furniture. The persistent damp smell and black speckling are strong indicators of a moisture problem, likely exacerbated by the wardrobe trapping humidity against the wall.

Regarding responsibility, under UAE tenancy law, specifically Law No. (26) of 2007, the landlord is generally responsible for maintaining the structural integrity of the property. This includes addressing issues like water leaks, faulty insulation, or seepage that lead to dampness and mold. Since this appears to be a pre-existing structural moisture issue that has developed over time, it is almost certainly the landlord's legal obligation to investigate and rectify the source of the problem.

However, you must formally notify them in writing immediately. Do not attempt to remove the wardrobe yourself, as this can disturb and aerosolize a significant amount of mold spores, potentially worsening your children's respiratory symptoms.

The situation you've described—especially with health symptoms present—requires a professional inspection. We use specialized tools like borescopes and moisture meters to assess the extent of the growth behind the unit without causing further disturbance. This provides the documented evidence needed to formally request remediation from your landlord.

For immediate advice and to schedule a certified inspection, please call us at 800-MOLDS or 800-66537, or email hello@saniservice.com. We can also provide guidance on communicating with your landlord regarding their responsibilities.
