Is mold cleanup my responsibility if landlord's AC leaks?« Back to Previous Page

The AC in my bedroom has been leaking a bit for the last couple of months, and now I’m seeing black mold spots spreading on the wall behind the headboard. I’ve wiped it down with bleach, but it just comes back. My landlord says fixing the AC unit is his job, but that cleaning the mold is my responsibility as the tenant. Is it really my job to fix the mold if the leak from his AC is causing it?

No, the mold cleanup is not your responsibility if the leak from the landlord's AC unit is the root cause. Under typical Dubai rental agreements (Ejari), the landlord is responsible for maintaining the structural integrity of the property and all major fixtures, including the AC system. Since the persistent leak is creating the damp conditions allowing mold to grow, remedying the source of the problem falls to the landlord.

Your responsibility as a tenant is generally limited to routine cleaning and reporting issues promptly, which you have done. Wiping with bleach is a temporary surface fix; it cannot address the mold growing inside the wall or stop the moisture source. The leak must be repaired first.

For a case like this, a professional inspection is advised to document the extent of the mold growth and confirm the AC leak as the cause. This provides a clear report you can share with the landlord. In Dubai's humid climate, mold can spread quickly behind walls and furniture, so addressing both the leak and the resulting biological growth completely is essential for indoor air quality.
