Is mold in my AC and closet an urgent landlord issue?« Back to Previous Page

The AC in my apartment seems to be blowing out a damp, earthy smell that's settled into the master bedroom closet. I've just pulled out my winter clothes and found a bunch of my jackets and sweaters have small black and greenish spots all over them. This has probably been developing over the last few weeks since the humidity really kicked in. How urgently do I need to get a professional mold remediation company involved, and is this something my landlord in Jumeirah Lakes Towers is legally required to handle?

This is an urgent indoor air quality issue that requires immediate attention. The damp smell and visible mold growth on your belongings indicate active colonization, likely fueled by the high humidity and a moisture source, possibly from your AC unit. In Dubai's climate, this situation will not resolve on its own and can quickly worsen, posing health risks and damaging more of your property.

Under Dubai rental law (Law No. 26 of 2007), landlords are generally responsible for maintaining the structural integrity and essential systems of the property, which includes the central air conditioning system. If the mold is a result of a failing AC unit that is causing condensation, a leaking pipe in the wall, or inadequate ventilation—all common issues in JLT towers—it is typically the landlord's obligation to rectify the source of the moisture. They are not always obligated to handle the remediation of your personal belongings, however.

Your first step is to formally notify your landlord or property management company in writing, with photos, and request an immediate inspection for the moisture source. Do not delay; mold can spread rapidly in our humid environment. For your health and to prevent further damage, you should arrange for a professional indoor environmental assessment. This will identify the mold species and the exact moisture pathway, providing the evidence needed to ensure your landlord addresses the root cause properly, not just the visible symptoms.
