Is my AC mold causing headaches, landlord's responsibility?« Back to Previous Page

The AC in my apartment in Silicon Oasis seems to be blowing out a faint damp smell, and for the last couple of weeks, my throat has been constantly irritated and I've been getting headaches. I just pulled the filter out and the back of it is covered in black and greenish dust. Could this be mold causing my symptoms, and who is responsible for getting the AC unit professionally cleaned, me or my landlord?

The black and greenish dust on your filter is a strong indicator of microbial growth, which is common in Dubai due to high humidity and constant AC use. The damp smell and your symptoms—throat irritation and headaches—are consistent with exposure to mold spores and other biological contaminants circulated by the AC.

For rental properties in Dubai, the responsibility for maintenance is typically outlined in your tenancy contract. Generally, the landlord is responsible for the main AC unit and ductwork, while the tenant is responsible for routine filter cleaning or replacement. Given the visible growth inside the unit, this is likely beyond a simple filter change. You should formally notify your landlord or property management company in writing, describing the issue and your health symptoms, and request a professional inspection and cleaning of the entire AC system. The Dubai Municipality has regulations emphasizing landlords' obligations to provide a habitable environment.

A professional inspection, often involving air or swab sampling sent to a microbiology lab, is needed to identify the specific type of mold and the extent of contamination. Do not attempt to clean this yourself, as disturbing it can release a large number of spores. Until it is resolved, keeping the unit off and ensuring good ventilation can help reduce your exposure.
