Is my AC mold causing illness and who fixes it?« Back to Previous Page

The AC in my bedroom has been leaking a little for the past couple of months, and now I’ve found patches of black and green mold on the back of the wardrobe and the wall behind it. Lately, I’ve been waking up with a stuffy head, a sore throat, and itchy eyes. Is this mold definitely the cause of my symptoms, and who is responsible for dealing with it—me or my landlord in Dubai Marina?

The symptoms you describe—stuffy head, sore throat, and itchy eyes—are common reactions to mold exposure, especially in a bedroom where you spend hours breathing the air. The continuous moisture from your AC leak creates the perfect environment for mold to grow on organic materials like wood and drywall. Dubai's high humidity and reliance on year-round air conditioning make such issues common.

In Dubai, the responsibility for repairs typically falls on the landlord, as per the rental law, especially for structural issues and essential services like the AC unit and the building envelope it affects. The mold growth on the wall and wardrobe is a direct result of the leaking AC, so the landlord is generally obligated to fix both the source of the leak and the resulting damage. You should formally notify your landlord or building management in writing about the leak and the mold to start the process.

For your health and to document the issue, a professional inspection is advised. They can identify the mold species and the full extent of the growth, which is often more widespread than what is visible. Remediation involves first fixing the AC leak, then properly removing the contaminated materials and treating the area to prevent recurrence. Simply wiping it away is insufficient. A company with its own microbiology lab can provide the testing needed to verify the environment is safe again after remediation.
