Is my AC mold making me sick and who fixes it?« Back to Previous Page

The AC unit in my bedroom in our Jumeirah apartment has been leaking a little, and now I’ve spotted black speckles around the vent on the wall. For the past couple of weeks, I’ve been waking up with a stuffy head and a sore throat that goes away when I leave for work. Is it possible this mold is making me sick, and who should I call to get it properly cleaned – the building management or a special company?

Based on your description, it is highly probable that the microbial growth around your AC vent is the direct cause of your symptoms. The black speckles are indicative of mold, likely Cladosporium or Stachybotrys (black mold), which thrive in the high humidity and condensation inherent to Dubai's climate. When an AC unit leaks, it creates a perfect microenvironment of moisture and organic material (dust) for mold to proliferate. The spores are then aerosolized by the AC's airflow, leading to the respiratory irritation, sinus congestion, and sore throat you are experiencing, especially after prolonged exposure during sleep.

For a confirmed diagnosis and safe remediation, a professional inspection is mandatory. Building management is responsible for fixing the leak in the AC unit itself, as it is part of the building's central system. However, the actual mold contamination and hygienization of your apartment is your landlord's responsibility, and it must be handled by a specialized remediation company. DIY cleaning or an untrained handyman will not address the root cause or properly contain the spores, risking further contamination and health issues.

The remediation process we employ involves isolating the area, using HEPA filtration to capture airborne spores, safely removing contaminated materials, and applying EPA-approved antimicrobial agents. Finally, a post-remediation verification (PRV) test is conducted to ensure the space is safe.
