Is my AC mold making me sick?« Back to Previous Page

The AC in my bedroom has been leaking for a couple of months and the wall behind the unit has these black and greenish spots spreading out. My throat has been feeling scratchy in the mornings and I wake up all congested, which only seems to get better after I've been out of the apartment for a few hours. Is this kind of mold especially dangerous and what's the first thing I should do to handle it properly?

Based on your description, that is a classic case of microbial growth due to a chronic moisture source—in this instance, your leaking AC unit. The black and greenish spots are almost certainly a colony of mold, likely including common types like Cladosporium (black/green) and potentially Aspergillus. The symptoms you're experiencing—scratchy throat, morning congestion that improves when you leave the environment—are textbook indicators of mold exposure and a condition often referred to as Sick Building Syndrome.

The constant humidity from the AC leak, combined with our Dubai climate, creates an ideal breeding ground. The AC system itself can then aerosolize the mold spores and blow them directly into your breathing zone all night. This isn't just surface dirt; it's an active microbial colony.

The first thing you must do is STOP THE MOISTURE SOURCE. Shut off and disconnect that AC unit immediately to prevent further water damage and mold amplification. Do not attempt to clean it yourself with bleach or store-bought sprays, as this can agitate the spores and cause a much larger release into the air, potentially making your symptoms worse.

For a case like this, with visible growth and correlated health effects, a professional inspection is absolutely critical. We need to determine the extent of the growth inside the wall cavity and the AC unit itself, which you cannot see. In the UAE, proper remediation follows strict guidelines like the DM Civil Defence code and requires specialized equipment like HEPA containment, antimicrobial fogging, and moisture meters to ensure it's resolved correctly and safely.
