Is my landlord responsible for bathroom black mold removal?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold that's been spreading on the bathroom ceiling near the AC vent. We've lived here for 2 years and just noticed it getting really bad this past humid season in our Jumeirah Village Circle apartment. I wiped it down with vinegar but it just comes back worse. Is this something I should fix myself, or is the landlord responsible for the remediation since it's potentially a health hazard and near the building's ventilation?

Black mold in a bathroom, especially near an AC vent, is a common issue in Dubai due to the high humidity and constant AC use, which creates significant condensation. Your landlord is generally responsible for addressing the root cause of the mold if it stems from a building-related issue, such as a leaking pipe, inadequate ventilation, or poor insulation in the AC ductwork. This is often covered under general maintenance obligations in tenancy contracts.

However, responsibility can become a grey area. Landlords may argue that daily living activities (like hot showers) contribute to the humidity and that tenant negligence exacerbated the problem. Simply wiping it with vinegar is a temporary fix; it doesn't kill the roots and can aggravate spores, causing them to spread.

Given that your children are coughing, this warrants professional attention. Document the mold with photos and dates and formally notify your landlord in writing, requesting an inspection for the underlying moisture source. If they are unresponsive, you can reference Dubai's Rental Dispute Center. For health concerns and to identify the exact species, a professional mold inspection with lab analysis is advised to confirm the type and potential risk. Remediation involves fixing the moisture source, proper containment during removal, and antimicrobial treatment to prevent recurrence, which is best handled by experts.
