Is my landlord responsible for bathroom mold and ventilation?« Back to Previous Page

My bathroom's grout in the shower has been turning black with mold for the past couple of months, and it’s starting to spread to the ceiling. I’m in a rental apartment in Jumeirah Lakes Towers and I’ve been wiping it down with bleach, but it just comes back worse every time because the ventilation fan is so weak. Is this something I should fix myself, or is my landlord responsible for addressing the root cause like improving the ventilation?

In the UAE, particularly in high-humidity coastal areas like Jumeirah Lakes Towers, persistent bathroom mold is a common and serious issue. The black mold you're describing in the grout and ceiling is a clear indicator of a chronic moisture problem, exacerbated by the region's climate where constant air conditioning can create significant condensation. Your use of bleach is a common mistake; it only bleaches the surface pigment and does not kill the root structure of the mold, often causing it to return more aggressively due to the moisture content in the bleach itself.

Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property's structure and essential systems, which includes functional ventilation. A weak or ineffective exhaust fan that fails to remove humid air is a fundamental failure of the property's system, making the landlord liable for the resultant damage. You should formally notify your landlord or property management company in writing of the issue, stating that the inadequate ventilation is causing mold growth that poses a potential health risk and is damaging the property.

For a definitive assessment, we recommend a professional inspection. Our certified technicians can conduct air and surface sampling to identify the mold species and spore concentration, and use moisture meters to pinpoint the exact humidity levels. This provides a legally defensible report you can present to your landlord, outlining the necessary remediation and mechanical fixes, such as upgrading the ventilation fan.

Do not attempt remediation yourself, as improper handling can aerosolize spores and spread contamination. For a professional inspection and a solution that addresses the root cause, call us at 800-MOLDS (800-66537) or email hello@saniservice.com.
