Is my landlord responsible for bathroom mold and ventilation?« Back to Previous Page

The grout between the tiles in our Deira apartment's bathroom has been turning black for a couple of months, and the musty smell is really strong no matter how much I clean. It's a windowless bathroom and the ventilation fan is weak. We've been renting this place for three years without any issues until now. Is the landlord responsible for fixing the ventilation and the mold, or is treating the mold itself my job as the tenant?

Based on the conditions you've described—a windowless bathroom with inadequate ventilation in a high-humidity climate like Dubai—this is a significant moisture intrusion issue, not merely a surface cleaning problem. The persistent black discoloration in the grout is almost certainly active mold growth, and the musty odor confirms the presence of microbial volatile organic compounds (MVOCs), which are a byproduct of metabolic activity.

Under UAE tenancy law, specifically Law No. (26) of 2007, the landlord is responsible for maintaining the property's structural integrity and essential systems, which includes functional ventilation. A weak or inoperative exhaust fan that fails to manage the high levels of humidity generated from showers directly contributes to the problem, placing the responsibility for remediation on the landlord. Your duty as a tenant is typically limited to general upkeep and prompt reporting of such issues.

For a definitive assessment, a professional inspection is critical. We would conduct hygrometer readings to quantify the relative humidity levels and perform surface and possibly air quality testing to identify the species and concentration of mold. This scientific report is often necessary to formally request remediation from the property owner.

Do not attempt to bleach the mold, as this can aggravate spores and only removes surface discoloration without addressing the root cause. The underlying moisture must be controlled first.

For a comprehensive inspection and a formal report to present to your landlord, I recommend contacting our specialists at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an assessment. Proper remediation will involve addressing the ventilation system and professionally treating the affected areas to ensure a healthy living environment.
