Is my landlord responsible for bathroom mold in JVC?« Back to Previous Page
|
My bathroom’s ceiling has had this black mold spreading in the corner for a couple of months, and it’s getting worse after the recent humidity. I’m in a rented apartment in Jumeirah Village Circle and I’ve been wiping it down with bleach, but it just comes back. Is this something I should fix myself, or is my landlord responsible for the remediation?

Bathroom mold in JVC is extremely common due to the high humidity and condensation from showers combined with year-round AC use creating temperature differentials. Bleach only removes the surface stain, not the root structure, which is why it keeps returning.
Under Dubai rental law (Law No. 26 of 2007), the landlord is generally responsible for maintaining the structural integrity of the property. This includes addressing the underlying cause of the mold, which is often a ventilation issue or a hidden water leak. Your responsibility as a tenant is typically to report the issue promptly and maintain good ventilation during use. First, formally notify your landlord or property management company in writing about the recurring mold, emphasizing that surface cleaning has been ineffective. They should address the source, which may involve improving the bathroom's extractor fan, checking for leaks in adjacent pipes, or remediating the affected building materials. For a persistent case like yours, a professional inspection is advisable to identify the exact moisture source and mold type. This provides a documented report you can share with the landlord, clarifying the scope of the problem. Remediation often requires removing the contaminated porous material (like ceiling drywall) and treating the area with specialized antimicrobials to prevent regrowth. Simply repainting over it will not work. Until it's resolved, use the bathroom exhaust fan during and for at least 30 minutes after showers and keep the bathroom door open to improve air circulation, which can help reduce the spread. |
