Is my landlord responsible for black mold remediation?« Back to Previous Page

My kids have been coughing at night for a few weeks and I finally checked behind the wardrobe in our bedroom. I found a huge patch of black mold, probably from the AC unit’s condensation. Our building in Jumeirah Village Circle is pretty old and I know the humidity doesn’t help. Is the landlord responsible for the mold remediation, or is this on me to fix?

Based on the conditions you've described in your Jumeirah Village Circle apartment, the responsibility for mold remediation typically falls on the landlord, as the issue appears to be structural and related to the building's AC system and humidity control. Under UAE tenancy law, landlords are obligated to maintain the property in a habitable condition, which includes addressing issues that affect health and safety, such as significant mold growth caused by inherent building defects or faulty systems like air conditioning condensation leaks.

The persistent humidity in Dubai, combined with year-round AC use, creates a perfect environment for mold if condensation is not properly managed. A "huge patch" of black mold behind furniture indicates a serious and likely ongoing moisture issue that requires professional assessment. We strongly recommend you immediately notify your landlord in writing, with photographic evidence, and request a professional mold inspection. DIY removal is not advised for large infestations, as improper handling can aerosolize spores and exacerbate health issues, particularly respiratory problems like the coughing you've observed.

For a definitive assessment and remediation plan that complies with Dubai Municipality standards, our team at Saniservice can perform a comprehensive inspection, including moisture mapping and air quality testing, to identify the root cause and extent of contamination. This professional report will also be crucial evidence for your landlord.
