Is my landlord responsible for black mold remediation?« Back to Previous Page

We’ve been in our Jumeirah Village Triangle apartment for two years, but it’s only since the humidity spiked this summer that I found a huge patch of black mold spreading behind our bedroom wardrobe. I’ve been running the dehumidifier non-stop, but it doesn't seem to be helping. Is my landlord responsible for the remediation and fixing the leak, or is this on me to handle?

Based on the Dubai Rental Law (Law No. 26 of 2007), the responsibility for maintenance falls into two categories. The landlord is unequivocally responsible for the structural integrity of the property. This includes fixing the root cause of your mold issue, which is almost certainly a hidden water leak from a pipe within the wall or a flaw in the building envelope that is allowing moisture ingress. The persistent high humidity this summer has merely exacerbated this underlying problem.
Your use of a dehumidifier is a good temporary measure for ambient moisture but is ineffective against an active leak, which continuously introduces new water. The black mold behind the wardrobe is a serious health hazard and indicates a significant, ongoing moisture source. You must formally notify your landlord in writing of the issue immediately, as they are obligated to address the leak and the resultant structural damage. However, the remediation of the mold itself is a specialized process. Simply cleaning it or painting over it is dangerous and insufficient, as it will return without the source being fixed and the spores professionally eradicated. For a situation of this severity, a professional inspection is critical. We at Saniservice use thermal imaging and moisture meters to pinpoint the exact source of the leak and conduct air and surface sampling to identify the mold species and contamination levels. This provides a definitive report you can present to your landlord and forms the basis for a proper remediation protocol. Do not attempt to handle this yourself.
