Is my landlord responsible for black mold removal?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold that's been creeping along the grout in our master bathroom shower. We've lived in this Silicon Oasis apartment for two years, and it's gotten much worse since the humidity kicked in a couple of months ago. I’ve tried scrubbing it with bleach, but it just comes back. Is this something I should fix myself, or is my landlord responsible for the remediation since it's a rental?

As a certified mold inspection and remediation specialist operating in Dubai, I can address your concerns. Under Dubai rental law (Law No. 26 of 2007), the landlord is generally responsible for maintaining the structural integrity and habitability of the property. This includes addressing issues arising from inherent building defects, such as faulty waterproofing, poor ventilation, or leaking pipes that lead to persistent mold growth. Since you've identified the problem in the shower grout and its exacerbation by our high humidity, the root cause is likely a maintenance issue related to the building's envelope or ventilation system, which falls under the landlord's obligation.
However, the responsibility can become blurred if the moisture issue is due to tenant behavior, such as insufficient use of the bathroom's extractor fan. The extreme humidity in Dubai, combined with year-round AC use that creates significant temperature differentials and condensation, creates a perfect environment for mold. Your attempts with bleach are a common but ineffective solution; bleach only removes surface discoloration and does not address the hyphae (roots) growing deep within the porous grout, hence the rapid regrowth. Given your children's respiratory symptoms, this is a serious health concern that requires professional assessment. We strongly recommend you formally notify your landlord of the issue and request a professional mold inspection. Our team at Saniservice can provide a comprehensive assessment, including moisture mapping and air quality testing, to definitively identify the moisture source and scope of contamination. This detailed report will be crucial evidence for your landlord. For immediate consultation, please call us at 800-MOLDS or email hello@saniservice.com. |
