Is my landlord responsible for closet mold in Jumeirah?« Back to Previous Page

My bedroom closet on the inside wall has had these black speckles for a couple of months, and it’s definitely getting worse after the recent humidity. I’ve been getting headaches and my clothes smell damp. As a tenant in Jumeirah, am I responsible for the cleaning and remediation, or is this something my landlord has to fix because it might be a building envelope issue?

Based on the symptoms you've described – persistent black speckles, a worsening condition with humidity, headaches, and a damp odor – this is a classic case of active mold growth, likely exacerbated by Dubai's recent high humidity levels. The location on an interior wall is a significant red flag, as it strongly suggests a hidden moisture source, potentially from a leaking pipe within the wall, poor insulation leading to condensation (a common issue here), or a breach in the building envelope.

Under UAE tenancy law, specifically Law No. (26) of 2007, the landlord is unequivocally responsible for maintaining the property's structural integrity. This includes addressing issues with the building's envelope, plumbing, and HVAC systems that lead to moisture intrusion. Since the mold is on a structural wall and not due to your negligence (e.g., lack of ventilation which you'd be responsible for), the remediation of the root cause falls on the landlord.

However, do not attempt to clean this yourself. Disturbing active mold spores without proper containment can exacerbate your health symptoms and spread the contamination. The headaches you're experiencing are a clear indicator that the mold is already affecting your indoor air quality.

Your first step is to formally notify your landlord/property manager in writing about the issue, including these photos. We strongly recommend you insist on a professional mold inspection. A certified inspector will use moisture meters and thermal imaging to pinpoint the exact moisture source and take air/surface samples to identify the mold species, which is critical for proper remediation. This report will be essential evidence for your landlord.
