Is my landlord responsible for closet mold treatment?« Back to Previous Page

Our master bedroom closet, the one on the inside wall, has developed a bunch of black fuzzy spots on the back wall. It's been getting worse since the humidity spiked a couple of weeks ago, and now our clothes are starting to smell. We've been in this Jumeirah Village Circle apartment for about a year without any issues until now. Who is responsible for getting this professionally treated and paying for it, me as the tenant or my landlord?

Based on the description of the black fuzzy spots and the accompanying musty odor on an interior wall in your JVC apartment, you are almost certainly dealing with an active mold colony. The recent spike in Dubai's humidity is a classic catalyst for such growth, especially in enclosed, poorly ventilated spaces like closets on interior walls, where condensation can form due to the constant cooling from your AC unit.

In the UAE, the responsibility for mold remediation is typically determined by the cause. According to standard rental law (Law No. 26 of 2007), the landlord is responsible for maintaining the property's structure and ensuring it is habitable. This includes addressing issues arising from inherent building defects, such as faulty waterproofing, leaking central AC ducts within the walls, or inadequate insulation leading to condensation. As the tenant, you are generally responsible for maintenance resulting from your own actions, like inadequate ventilation.

Given the location on an interior wall, this suggests a systemic issue rather than tenant negligence. Your first step is to formally notify your landlord or property management company in writing, with photographs, and request a professional inspection. Do not attempt to clean it yourself with bleach, as this will only temporarily remove the visible stain without addressing the root moisture problem and can exacerbate spore dispersal.

For a definitive assessment and to establish the cause, I strongly recommend a certified mold inspection. Our team at Saniservice can conduct comprehensive testing to identify the moisture source and species of mold, providing a formal report that can be used to clarify responsibility with your landlord.
