The wall behind my wardrobe in the master bedroom of my Jumeirah Village Circle apartment feels damp and cold to the touch, and I've just found a patch of black mold starting to spread there. We had that big humidity spike a couple of weeks ago and I think that's when it started. I've been cleaning the visible surface with vinegar but it keeps coming back. Am I responsible for treating this myself, or is my landlord legally required to handle the remediation since it might be a structural dampness issue?

A landlord's responsibility for mold depends on the source of the moisture. If the dampness is due to a structural issue like a leaking pipe in the wall, a faulty external seal, or rising damp from a construction defect, then it is almost certainly the landlord's legal obligation to repair the cause under Dubai rental law.

However, if the dampness is solely from condensation due to interior humidity and lack of ventilation—common in Dubai's climate when AC units are not properly balanced for dehumidification—the responsibility can become less clear. The recurring mold behind a large piece of furniture like a wardrobe is a classic sign of a "cold spot," where the wall temperature drops below the dew point, causing constant condensation that vinegar cannot fix.

Your first step is to formally notify your landlord or property management company in writing, with photos. They should arrange for a professional inspection to diagnose the moisture source. Do not attempt major remediation yourself, as this could inadvertently make you liable. For health safety, consider a professional mold test to identify the species, as some types common in damp walls can be more problematic than others.

If the landlord refuses to address a clear structural issue, you can file a complaint with the Rental Dispute Center (RDC) in Dubai. In the meantime, pull the wardrobe slightly away from the wall to improve air circulation, which can help reduce the condensation temporarily.
