Is recurring closet mold the landlord's responsibility?« Back to Previous Page

My bedroom closet in our Marina apartment has developed black spots on the back wall, and it's been spreading since the humidity spiked a couple of weeks ago. All our winter clothes stored in there now have a damp, mildew smell that won't come out. I've wiped the wall down with vinegar, but it just comes back. Is dealing with this kind of recurring mold the landlord's responsibility to fix, or is it on me as the tenant to handle it?

Based on the Dubai climate and your location in Marina, the high humidity and condensation from year-round AC use are the primary drivers of this mold growth. The recurring nature after a superficial cleaning with vinegar indicates a persistent moisture source, likely within the wall cavity itself, such as a leaking pipe, seepage, or inadequate insulation causing condensation.
Under UAE tenancy law, specifically Law No. (26) of 2007, the landlord's responsibility is to maintain the property's structure and ensure it is habitable. This includes addressing fundamental construction issues that lead to water intrusion or chronic dampness. If the mold is a result of a structural defect, a hidden plumbing leak, or faulty external waterproofing, the remediation and repair are unequivocally the landlord's obligation. However, as a tenant, you are responsible for maintaining adequate ventilation to prevent condensation, which is a common issue in sealed, air-conditioned spaces like closets. The initial attempt to clean it yourself, while well-intentioned, was not a professional remediation and does not absolve the landlord if a structural fault is found. Given that the mold has penetrated porous materials (drywall) and contaminated belongings, a professional inspection is critical. DIY methods like vinegar only address surface spores and will never resolve an underlying moisture problem. Our certified inspectors use thermal imaging and moisture meters to pinpoint the exact moisture source, determine the extent of the growth, and provide a definitive report on liability. We strongly recommend you cease cleaning attempts and contact us for a professional assessment. This will provide the evidence needed to formally request remediation from your landlord, if applicable.
