Is tenant responsible for bathroom mold in Dubai?« Back to Previous Page

The grout between the tiles in our master bathroom in Jumeirah Village Circle has been turning black for the last couple of months, and it’s starting to spread to the ceiling. We run the exhaust fan, but the humidity just seems to get trapped in there. I’m worried my landlord will try to charge me for the repairs when we move out. As a tenant, am I responsible for fixing this kind of mold issue, or is it the building’s fault for poor ventilation?

Bathroom mold in Dubai is primarily a maintenance issue related to the property's ventilation system, and tenants are not typically held responsible for its repair under standard rental contracts. The key factor is whether the tenant's actions caused the damage or if it stems from a pre-existing building flaw.

Dubai's high humidity and constant AC use create significant condensation, which can overwhelm a bathroom's exhaust system if it is underpowered, blocked, or improperly vented. If the exhaust fan is running but humidity is still trapped, the system itself is likely inadequate—a building issue, not a tenant one. Your responsibility as a tenant is to use the ventilation provided and report issues promptly. Document that you have been using the exhaust fan and note the ongoing problem in writing to your landlord or property management company.

For a case where mold is spreading to the ceiling, a professional inspection is advisable to determine the root cause. This can verify if the ventilation is to blame or if there is a hidden leak. A lab test can also identify the mold species, which is important for health and remediation planning. This documented evidence from a third party is crucial for disputing any unfair charges from your landlord upon moving out.

In summary, unless you have caused specific damage like blocking the vent or failing to report a leak, the responsibility for fixing the underlying ventilation problem and the resulting mold lies with the property owner.
