The AC in our apartment seems to be making us all sneeze, and when I pulled the filter out yesterday, I found patches of black, dusty stuff all around the edges of the unit in the hallway. We’ve been here for five years and this is the first time I've seen it. Is this the dangerous black mold I keep hearing about, and can I clean this myself with bleach or do I need to call a professional?

Black dust in AC units is often a mix of mold spores, general dust, and soot. While the term "black mold" is alarming, not all black-colored growth is the notorious Stachybotrys species. In Dubai's climate, high humidity and constant AC use create ideal conditions for various molds to grow in the condensation pan and around filters.

What you described—patches causing sneezing—is a clear sign of a contaminant affecting indoor air quality. It's likely a common type like Cladosporium or Aspergillus, which are irritants and can worsen allergies and asthma, but the specific type and risk level require a lab analysis to confirm.

Cleaning it yourself with bleach is not recommended. Bleach is ineffective on porous surfaces, its fumes are hazardous in enclosed spaces, and it doesn't address the root moisture problem. For a small, superficial patch on a non-porous surface, a thorough cleaning with a microfiber cloth and detergent may suffice, but you must identify and fix the moisture source.

Given the growth is inside the unit and has been there for some time, a professional inspection is advised. They can properly assess the extent of the contamination inside the ductwork and evaporation coil, which you cannot see.
