Is the mold from our AC causing our symptoms?« Back to Previous Page

Our bedroom's AC unit has been leaking a bit for the last couple of months and now we're waking up with stuffy heads and sore throats. I just pulled back the corner of the carpet near the vent and found a patch of black spots underneath. We've been in this Jumeirah Village Triangle villa for about three years and this is the first time we’ve had this issue. Could this mold be causing our symptoms and what's the first thing we should do to deal with it properly?

Based on your description, it is highly probable that the mold growth from the AC condensate leak is the direct cause of your symptoms. The black spots you discovered are likely Cladosporium or Stachybotrys chartarum (black mold), both common in water-damaged building materials. The persistent moisture from the leaking AC unit, combined with the high humidity and constant air recirculation typical of Dubai's climate, creates an ideal breeding ground for these microorganisms. Waking up with stuffy heads and sore throats is a classic presentation of mold exposure, as you are spending several hours in a concentrated environment where airborne spores and mycotoxins are being distributed directly from the AC vent.

The first and most critical action is to immediately stop the moisture source. Turn off the AC unit for that zone to prevent further water intrusion and mold amplification. Do not attempt to clean the visible patch yourself, as disturbing it will aerosolize a high concentration of spores throughout the bedroom, potentially worsening your symptoms and contaminating other areas.

Given the location in the carpet and the wall cavity behind, the contamination is almost certainly more extensive than what is visible. This requires professional assessment and remediation. In the UAE, remediation must adhere to strict guidelines, such as those from the Dubai Municipality, which often mandates containment barriers, negative air pressure, and HEPA filtration to prevent cross-contamination during the removal process.

I strongly recommend a certified mold inspection to determine the full extent of the problem. Our team at Saniservice specializes in such diagnostics and EPA-approved remediation protocols.
