Is the mold in my AC making me sick?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be blowing out a weird, damp smell for the past couple of weeks. I’ve been waking up with a stuffy nose and a headache every morning, and it clears up after I leave for work. I just checked the vent and there's black dust around the edges. Could this be mold making me sick, and who is responsible for getting it cleaned, me or the building management?

Based on your description, it is highly probable that the black dust around your AC vent is microbial growth, and it is very likely the cause of your morning headaches and congestion. This is a common issue in Dubai due to our climate. The constant high humidity and year-round air conditioning use create significant condensation within the AC unit and ductwork. This moisture, combined with dust and organic debris, provides an ideal environment for mold and bacteria to proliferate. When the AC operates, it blows these spores and microbial volatile organic compounds (mVOCs) throughout your apartment, which you are inhaling, leading to the symptoms you describe.
Regarding responsibility, this is typically dictated by your tenancy contract and Dubai's rental laws. Generally, the tenant is responsible for the maintenance and cleaning of the AC unit's internal filters and the accessible ductwork within the apartment. The building management is usually responsible for the central chiller system and the main vertical duct stacks. However, the specific demarcation point should be clarified in your contract. We strongly recommend you do not attempt to clean this yourself, as improper handling can aerosolize the spores and worsen the contamination. A professional inspection and hygienization service is required. Our certified technicians at Saniservice use specialized tools like borescopes to inspect deep within the ductwork and employ HEPA vacuuming and antimicrobial coating to remediate the issue safely and effectively, eliminating the odor and protecting your health.
