Is this AC mold a DIY fix or need professional?« Back to Previous Page

Our AC unit in the bedroom has been leaking a little bit for a couple of weeks, and now I’m seeing these black speckles forming on the corner of the wall near the ceiling. I tried wiping it with vinegar, but it just came back darker after a few days. Is this something I can tackle myself with a stronger cleaner, or do I need to call a professional mold remediation company here in Dubai?

The black speckles returning after a vinegar wipe confirm this is likely an active mold colony, not just surface dirt. In Dubai's high humidity, the AC leak has created a persistent moisture source inside your wall cavity, which is the primary fuel for mold growth.

For a small, surface-level patch, a stronger biocide might work, but your situation suggests a deeper issue. The leak means moisture has penetrated the gypsum board and possibly the insulation behind it. DIY cleaning addresses only the visible tip, leaving the root system intact to regrow—often more aggressively.

Professional assessment is strongly recommended here. Dubai Municipality's guidelines for building health and safety require addressing the source of moisture first. A proper remediation would involve identifying and repairing the AC condensate drain line leak, then using specialized equipment to assess moisture levels within the wall. The wall itself may need controlled removal, HEPA vacuuming, and antimicrobial treatment to prevent recurrence.

Attempting a DIY fix on a water-damaged wall risks cross-contaminating other areas and exposing yourself to elevated spore levels. A certified inspector can provide a lab analysis to identify the mold species, which dictates the correct remediation protocol. Given the climate, resolving the moisture source is non-negotiable for a permanent solution.
