Is this black mold dangerous? Should we leave house?« Back to Previous Page

My kids have been coughing non-stop for the past month and I’ve been getting awful headaches. I finally pulled out the wardrobe in our master bedroom to find a huge patch of black, fuzzy mold covering the entire wall behind it, probably from a slow AC leak. We’ve lived in this Jumeirah villa for 2 years and just noticed this. How dangerous is this specific type of mold and should we leave the house until it’s cleaned?

The black mold you've discovered is a serious health concern, especially given your family's symptoms. In Dubai's humid climate, this is commonly Stachybotrys chartarum, a toxigenic mold that thrives on the constant moisture from AC condensation leaks and cellulose-rich materials like drywall. Its spores release mycotoxins that can cause the persistent coughing and headaches you're experiencing, particularly in children and sensitive individuals.

You should strongly consider relocating your children and any family members with respiratory issues or weakened immune systems until the area is professionally remediated. Do not attempt to clean it yourself, as disturbing it will aerosolize a massive amount of spores and mycotoxins throughout the house, drastically increasing exposure.

The remediation process is complex. It requires the moldy drywall to be carefully removed and disposed of, the underlying structure dried and treated, and the source of the moisture—the AC leak—completely repaired. A professional inspection with air and surface sampling is critical; this identifies the exact species and maps the full extent of spore contamination, which is often invisible and spreads beyond the immediate patch.

Any reputable remediation provider in Dubai should be able to show you their DHA-approved certifications and provide a detailed protocol that includes containment of the area under negative pressure, HEPA filtration, and, most importantly, verified clearance testing from an independent lab after the work is done to confirm the environment is safe. This is the only way to be certain the problem is resolved.
