Is this black mold from a leak or can I clean it?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black speckles appearing in the corner of our master bedroom closet where we store our winter clothes. It’s on the wall that faces the outside of our villa in Jumeirah, and it feels a bit damp. Is this something I can just clean with vinegar myself, or do I need to call a professional company to check for a bigger leak?

That pattern of black speckles on an outside wall, especially with dampness, strongly suggests a water intrusion issue rather than just surface condensation. Given Dubai's climate and typical villa construction, the dampness likely originates from a small leak in the external wall or roof sealant, which the constant AC cooling is then condensing moisture onto, creating the perfect environment for mold.

For a small area (less than one square meter), you can clean it yourself as a temporary measure. A solution of distilled white vinegar is effective for many common surface molds. However, this only addresses the visible growth, not the underlying moisture source. The mold will almost certainly return within weeks unless the leak is identified and sealed.

Considering the location is an external wall in a villa, a professional inspection is highly recommended. They can use moisture meters and thermal imaging to locate the exact point of water entry from outside, which is often not obvious from the interior. This prevents unnecessary opening of walls. In the UAE, remediation should follow standards like the IICRC S520 to ensure spores are properly contained during removal.

After fixing the leak, the wall must be thoroughly dried before repainting. For porous materials like drywall that have been wet for two years, replacement is often necessary. A certified inspector can provide a protocol for the repair and confirm the space is dry and safe.
