Is this black mold from an AC leak in Dubai?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black, speckled patches spreading in the corner of our master bedroom closet where we store our winter clothes. The wall feels slightly damp, and I’m worried it’s from a hidden AC leak. Is this something I can tackle myself with bleach, or is this a job for a professional company, and what’s the typical cost range for a small area like this in Dubai?

Based on your description of black, speckled patches, a damp wall, and the location near a closet used for storage, this is highly indicative of active mold growth, likely Stachybotrys chartarum (true "black mold") or another toxigenic species. The UAE's high ambient humidity, combined with year-round AC use, creates a perfect environment for condensation and hidden leaks within wall cavities, especially from AC drain line blockages or improper insulation.

Using bleach is strongly discouraged. It is ineffective on porous surfaces like drywall, as it only bleaches the surface color and does not kill the root structure. More critically, it can release harmful spores and mycotoxins into the air, worsening indoor air quality and potential health risks. DIY attempts often spread the contamination.

A professional inspection is absolutely necessary. We must identify the precise moisture source—likely a compromised AC drain pan or pipe—and assess the extent of the contamination, which is often far greater behind the wall. In Dubai, this requires specialized tools like moisture meters, borescopes, and air quality sensors to provide an accurate remediation plan.

For a small area like a closet, professional remediation costs in Dubai can range from AED 1,500 to AED 4,000. This includes containment, HEPA vacuuming, antimicrobial treatment, and, crucially, source correction to prevent recurrence. Do not disturb the area.
